Loveable Liverpool can’t help but interest investors

Liverpool is such an exciting city. It regularly stands up alongside London, Birmingham and Manchester when it comes to attracting property investors looking for high yields and strong capital growth potential. 

In fact, despite not boasting the half-million plus residents that these other cities do, Liverpool tops the Totally Money UK Buy-to-Let Yield Map 2019/2020. Its L1 postcode area, which covers the central retail area (including Liverpool One), Chinatown and the commercial district, provides the best yields in the UK, at 10%.

Liverpool also offers exceptional value for money compared to London, Birmingham and Manchester. Average property prices in those three cities stand at £476,800, £169,000 and £175,700, according to Hometrack’s September 2020 UK House Price Index. Liverpool, meanwhile, has an average price of just £124,000, making it a far more affordable market for investors to enter.

This focus on constant improvement is certainly in evidence as you walk around central Liverpool. Perhaps the most exciting of the city’s regeneration projects is Upper Central. This ambitious, £2 billion scheme has the potential to create 2.5million sq ft of new development space in Liverpool city centre, including offices and tech/digital business space, shops, galleries, restaurants, bars, gyms and university space.
