The directors at Fabrik are advocates of courses in general as that is how the founding members started in property. Between them they have been on numerous courses with a mixed bags of feelings between them.

Courses we have been on

1.       Progressive

Progressive Property is arguably one of the largest training course companies in the UK that you can choose from. As such they have large resources where the course is well written, and the trainers are professionals in their fields.

Founded in 2007 by Mark Homer and Rob Moore after creating their own success on the property world. They found people were constantly asking them for strategies and tips, and that is how Progressive Property was born.

As professional as the course is it was also very sales heavy, trying to push more on you, however it is openly admitted within the course.

With a lot of people on the course you will also meet a lot of professionals in the industry. It is a fantastic networking event.

Today, we feel it may be a little overpriced, but ultimately you will get the training promised. Alternatively, a lot of the information on the course is available through cheaper online courses or free resources, which is why we say it may be a little overpriced, though this depends on your own ability to teach yourself.

2.       Whitebox

Whitebox is a fantastic trip away and networking opportunity. If you are lucky enough to have the right group when you go then it has the potential to really make the course.

Founded in 2014 and led by Andi Cooke and Lloyd Giradi. Andi runs a successful Construction Company whilst Lloyd worked for Taylor Wimpey and has also worked in the mortgage and insurance industry.

It focuses mostly around developing properties, this will mean people on the course will have more money to spend, therefore you can get a much higher calibre of investors. This opens the opportunity to make some big business relationships. Given the founders background it is no surprise they go down this route.

The training and masterminding was great and the training is very professional, they clearly know what they are talking about.

3.       Legacy

Legacy has a range of courses ranging from around £1,500 all the way to about £35,000. At the time the Fabrik founders took the courses, much of the information was not accessible. However, with the likes of social media and YouTube, a lot of the information and strategies can now be found for far cheaper at online courses. This does down value much of the educational side.

However, with almost all courses the value is gained in the networking opportunities. Yes, you are taught a lot of good things and some courses can go into depth and put you into mentorship programmes which even give you on the ground experience with property experts, but ultimately it is these connections where you are going to see a real ROI.

On the education side the initial course was the most valuable part, during this a lot of sales for mentorships and further courses are heavily pushed on you, very similar to Progressive Property.

Note: Legacy wen into administration in 2019 and now trade under the name Asset Academy

4.       Glenn Armstrong

A cheaper 4-day course costing just £400 is all this cost one of the Fabrik founders. This was a personal favourite for one of the Fabrik Director. The value gained was probably the highest of the courses. A real technical breakdown of strategies, directly teaching you things such as delayed completions and options (at Fabrik this has earnt a lot of money for our business).

Overall, this was a very goal orientated course that can focus on your key skills. For our director this was how to focus on deal sourcing and packaging and negotiation.

Although the course was a fantastic value 4-day course, the aftercare package was a lot more expensive at £5,000, and in all honestly was not as good as the initial course. Typically, you will find this with many investment courses. With loads of information to be had initially but then a lack of follow up after the initial course.

Are the courses worth the money

From the ones we have been on it is down to how you action the information. They do offer you the information that they advertise, and all teach you some great things.

The cheap courses are typically better value as it is where you gain all the key information and strategies.

However, aftercare and mentorship can be more hit and miss. You may not get the time or attention from you thought you would get for the cost of the mentorship. Once a course asks for more money the value seems to dilute.

How much should you pay for a property course

From experience, when starting off, begin with cheaper courses which involves time away with a group of people. This will allow you to gain the additional value from making friends with other wealthy investors. Whitebox for example is around £2,000 and was the best for this networking opportunity. The Glenn Armstrong Academy was only £400 and is great for real strategy lessons.

Once they start adding additional costs such as aftercare and mentorship, then this is probably where you don’t want to spend the additional money, at least not in the beginning.

In total we have previously recommended £10,000 on a range of different courses. Don’t spend all this budget on one course and its follow up programmes, but try out different options, this is how you will get the most value from courses.

Best Takeaways

  1. All the courses can teach you valuable educational information and strategies, however, in today’s climate you can find and teach a lot of this stuff to yourself for free or through online courses as the information is more readily available.

  1. Most of the value will come from the networking and relationships you make on these courses. Especially in today’s world where the education side is so accessible.

  1. Spend your money on several initial courses as that has the most bang for your buck both in terms of education and the opportunity to network in a higher number of groups.

  1. Don’t buy into further courses or on-going membership unless you are far along and already making the money to easily cover this additional cost.
