Basic Rates For UK Investors
As a second home or investment property you will pay…
- 3% on the first £125,000
- 5% on the next £125,000 to £250,000
- 8% on for anything between £250,000 – £925,000
- 13% for on £925,001 - £1.5m
- 15% on anything over £1.5m
Rates For Foreign Investors
If you are not a UK citizen then you will be subject to higher Stamp Duty.
- 5% on the first £125,000
- 7% on the next £125,000 to £250,000
- 10% on for anything between £250,000 – £925,000
- 15% for on £925,001 - £1.5m
- 17% on anything over £1.5m
Essentially you pay 2% as a foreign investor.
Rates For Different Types of Assets
The above covers the basic stamp duty for standard residential property, but this is defined as residential dwellings.
Commercial Property
Commercial property such as shops have a lower tax rate.
- 0% on £0 - £150,000
- 2% on £150,001 to £250,000
- 5% on portion over £250,000
A commercial property could also be a flat with residential properties above it, meaning you have residential flats with no stamp duty.
Student Property
Student property works the same as commercial when calculating SDLT
- 0% on £0 - £150,000
- 2% on £150,001 to £250,000
- 5% on portion over £250,000
As a foreign Investor if you are investing in commercial student, mixed use or other non-residential property you are paying the same rates as UK investors stated above.
Buying Leasehold
Another SDLT rate you could pay which is different is if you are investing in a leasehold.
- 0% on £0 - £150,000
- 1% on £150,001 to £5,000,000
- 2% on portion over £5,000,000
